Acceptance of Terms

By accessing or using FileN4.ca ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not use the Service. We reserve the right to update these Terms at any time, and your continued use of the Service constitutes acceptance of any changes.

Description of Service

FileN4.ca is a document preparation service that helps Ontario landlords generate N4 Notices to End a Tenancy for Non-Payment of Rent. The Service fills in official Landlord and Tenant Board (LTB) forms based on information you provide and current Residential Tenancies Act (RTA) rules.

The Service may also generate a Certificate of Service and related supporting documents. All documents are generated as PDF files and downloaded directly to your device.

User Responsibilities

By using the Service, you represent and warrant that:

  • You are at least 18 years of age.
  • You are the landlord of the rental property in question, or you are an authorized representative acting on behalf of the landlord.
  • All information you provide through the Service is accurate, complete, and truthful.
  • You are solely responsible for verifying the accuracy of all information you enter and reviewing all generated documents before serving or filing them.
  • You understand that the Service generates documents based solely on the information you provide, and any errors in your input will be reflected in the generated documents.

Disclaimer of Legal Advice

FileN4.ca is a document preparation service. It is not a law firm, paralegal service, or legal aid clinic. The Service does not provide legal advice, legal opinions, or legal representation.

If you require legal advice regarding your specific situation, you should consult a licensed paralegal or lawyer in the Province of Ontario.

There is no guarantee that documents generated by the Service will achieve any particular legal outcome. The outcome of any Landlord and Tenant Board proceeding depends on many factors beyond the scope of this Service.
