FileN4.ca ("we," "us," or "our") is a document preparation service operated in Ontario, Canada. We are committed to protecting your privacy. This Privacy Policy explains how we handle information when you use our website and services at FileN4.ca.

Information We Collect

When you use the N4 form, you enter information such as landlord name, tenant name, rental unit address, postal code, tenancy details, and rent arrears. This form data is processed entirely in your browser to generate your PDF documents and is not stored in any database.

If you choose to opt in to email reminders on the download page, we collect:

• Your email address
• The city of the rental unit
• Your postal code
• Tenancy type and rent arrears amount
• Your L1 filing date (calculated from your form data)

This information is stored securely in our database and used only to send you reminders and relevant updates about your eviction process. It is never sold to third parties.

How We Use Your Information

Your form data is used solely to generate your N4 Notice, Certificate of Service, and eviction timeline. It is processed in-memory and discarded once your documents are ready.

If you opt in to email reminders, we use your contact information to:

• Send a confirmation with your next steps after generating your N4
• Remind you when your L1 filing window opens
• Optionally connect you with a licensed paralegal in your area, if you request it

You can unsubscribe from emails at any time by replying to any email we send or by contacting us at [email protected].

Data Storage & Retention

Form data (landlord details, tenant information, arrears) is processed in your browser and is never written to our servers. Only the information you explicitly submit via the email opt-in form is stored in our secure database, hosted by Supabase in accordance with their security standards.

We retain opt-in data for as long as necessary to provide the reminder service. You may request deletion of your data at any time by contacting [email protected].

Third-Party Services

• Supabase: We use Supabase to securely store opt-in email data. Supabase's privacy policy is available at supabase.com/privacy.
• Resend: We use Resend to send transactional emails. Only your email address is shared with Resend for delivery purposes.
• Google Analytics: We use Google Analytics to understand how visitors interact with our website. This data is anonymized and does not include your form data. You can opt out via the Google Analytics Opt-out Browser Add-on.

We do not sell or share your personal information with any other third parties.

Your Rights (PIPEDA)

Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), you have the right to access, correct, or request deletion of any personal information we hold about you. To exercise these rights, contact us at [email protected] and we will respond within 30 days.
